The typical restaurant would measure approximately 1,200 square feet (20’ x 60’), preferably in an end cap with two sides of glass. However, our flexible floor plans mean that we can locate a store within just about any facility you have for us. We have restaurants as small as 300 square feet and as large as 2,000 square feet. We’re looking for any facility with a strong demographic profile and some of the following features.

SUBWAY® restaurants can also be located in non-traditional locations, such as colleges, convenience stores, gasoline stations, grocery stores, convention centers, hospitals, video stores and stadiums, to name a few. Nearly any location can be tailored to the needs of a SUBWAY® franchise.
All real estate selections for SUBWAY® restaurants must undergo a three-step leasing process.
If you have a site you wish to be considered for a SUBWAY® location in the area of Western Missouri and Eastern Kansas, you must first submit a site specific location form. A MOKAN Franchise Development leasing representative will review your location to determine the viability of the site. If the location is viable, you will be contacted for further information and discussion. As the local development agent, MOKAN Franchise Development, LLC is the on-site representative for Franchise World Headquarters (FWH), the franchisor of the Subway® franchise concept.
The initial draft of the lease for desired locations is reviewed/negotiated by our office in Springfield, MO, and is then sent to a representative of Subway Real Estate LLC (SRE) for review. SRE has an exclusive contract with DAI to negotiate and finalize leases that will ultimately be used for Subway® locations.
The SRE representative will negotiate final lease provisions with the landlord and will arrive at a lease agreement that meets both the landlord’s and the tenant’s needs. The documents will be executed by either SRE or a corporation affiliated with SRE.
SUBWAY®’S global brand recognition will increase traffic and energy to the location, increasing your property value. The pool of new franchisees actively pursuing locations to start their restaurants is steadily growing, and we continuously need sites to place restaurants.
